Property Price Ranges  

Under $100,000
It has become rare to find any properties in move-in condition that are ‘mortgage-able’ in this price range.

In a country setting the property will typically be:
   Either distressed or in need of major work. These are sold as is, and much is relying on your or your contractor's eye and expertise to turn it into a habitable building; or 
   A perfectly intact, small, often just a 1 BR house, but most likely it will be located on a busy road.

In a village you might expect: 
   Either a large distressed property or a smaller house that needs TLC; or 

The Lucky Break:

You might find that rare property in a country setting: a small, often just one 1 BR or less, modest but ready to move-in cabin, or cottage on a small piece of land. 


Up to $150,000 

These properties are usually in better shape and often just need a little TLC. Move fast when you see one!

In a country setting you might find:
   A small home, often lacking in charming features or in need of TLC or; 
   A period piece on small acreage in need of a lot of work. Larger
   homes will be distressed and in need of serious improvements.

In a village, you can expect:
 A larger home with authentic details in need of major improvements or TLC;
   A medium sized home in need of some TLC or;
   A small home in move-in condition.

The Lucky Break:

You might find that rare property in a country setting:
a small, often just one 1 BR, modest with dated interior but ready to move-in (‘mortgage-able’) cabin or cottage with one or more of those desirable country features: views, spring or stream or 5-10 acres.

Up to $200,000

It's getting better - But, many of the larger country or village properties will still need plenty of TLC. However, you should also be able to find ready to move-in country properties, often with dated interiors, small in acreage & living area, mostly 2BR 1BA - the typical weekend home/cabin or small older home that just needs redecorating.

Up to $250,000

Expect to find a sprinkling of ready to move-in, perhaps with dated interiors, country and village properties. Many properties with large living area or desired property features still need updating, TLC or substantial interior decorating and are suffering from deferred maintenance.

Up to $300,000

A good of choice of ready to move-in, usually a bit dated.
 Country properties may have features like views, ponds, streams, privacy, usually on 5 acres or more and with 2000 sq. ft.++ living space, as well as exceptional village properties. This price range is where the mainstay of the second home market, the 3BR 1BA+ Chalet or Contemporary, is starting to appear.

Up to $400,000

Probably the widest choice of ready to move-in country properties with updated interior features and country amenities like views, ponds, streams and privacy, usually on 5 acres, maybe a bit more and with 2000 sq. ft.++ living space. 


Up to $500,000

Updated country properties some with larger acreage and living space, or desired property features; midsize farms often in need of updating with barns. Also here is where an authentic period piece either on small acreage or in a village might appear.

Up to $600,000


Substantial properties, updated or restored.
In a village look for that large representative stately home.
In the country you can expected a well appointed contemporary or period home with medium to large acreage with desired country properties features.


Above $600,000


And yes, there is more. We see exceptionally newly built homes or large acreage authentic farms/estates that could be featured in a magazine spread and that could breach the $1,000,000 price tag.
