The Catskill Region Real Estate Market 


With a high ratio of second homes in the Catskill Mountains - some Delaware County towns such as Margaretville, Andes, Roxbury, and Bovina have up to 80% - the secret of prime country home real estate has been out for quite some time. And, with the advent of the Metro area commute, some parts of Ulster County have become remote suburbs with express bus lines, or a short ride to the Hudson valley trains for a commute into the City.

Country properties come in all shapes and styles. Popular recent home designs include: chalets, A-frames, contemporaries, ranches, log homes; or period pieces like Greek Revival, Victorian, etc.; or that elusive farmhouse with acreage and a great barn. Back in the mid-nineties it seemed everything was for sale and the picking was easy, Now it is the buyer who must turn into a hunter to get hold of that much sought after prey - an affordable country home. Since the late nineties, Catskill Region real estate has received plenty of attention in major media outlets. Even though property values have increased at a steady clip, they still represent a good value compared to other second home locations for the Metro-area buyer.


The Catskills Lifestyle 

Delaware County and it's neighboring counties, Ulster, Greene, Schoharie and Sullivan are between only 1.5 and 2.5 hours from the George Washington Bridge, but they seem like a world away. The area's scenic beauty of rolling hills, sparkling streams, lush mountains and vistas at every turn of the road is as evident as it's reputation for small town friendliness and laid-back ambiance. A perfect way to unwind, relax and recharge. 

As a four seasons destination, this part of the Catskills Mountain Region offers a wide array of outdoor and recreational activities including hiking the peaks of the State Forest Trails, fishing in clear mountain streams and reservoirs,  a round of golf on one of the area courses, skiing on one of the three mountains, bicycling empty country roads, and kayaking on state ponds and lakes.

Let's not forget the other local attractions: the farmer's markets, antique and specialty shops, yard sales or evening auctions that have a dedicated following and serve as the focal point for many a weekend outing. Of course, there is nothing wrong with quietly enjoying the fresh country air and clear starry nights, or cozying up in front of the fireplace - some favorite past-time "activities" of second home owners.
